Real Estate Wholesaling

Wholesaling is contracting a property (usually off-market and below market value) and then assigning that contract to an end buyer — typically an investor — for an assignment fee, without renovating or usually even owning the property.

The wholesaler's product is the deal itself: they find a motivated seller, negotiate a price low enough to leave margin for an investor, and sell the right to buy at that price. For investors, buying wholesale deals means access to below-market inventory without doing the direct-to-seller marketing themselves.

Quality varies enormously by wholesaler — the numbers in a deal sheet are the wholesaler's estimates, not underwriting. Wholesalers with DFW deals can also sell to RFP directly.

Worked example

A wholesaler contracts a distressed Garland house at $165,000. A flipper values it at $175,000 based on their own comps and rehab budget. The wholesaler assigns the contract for a $10,000 fee: the seller gets their price, the flipper gets a below-market deal, and the wholesaler is paid at closing.
